There is no charge for estimates and no obligation to move forward.

Our estimates are detailed and line-itemized — not a single round number. You'll receive a breakdown of labor costs by phase, material specifications (brand, product, finish, and sheen), project timeline with estimated start and completion dates, payment schedule, and a clear scope of work description. We write estimates this way deliberately so you can compare ours to any other proposal on an apples-to-apples basis.

Typical lead time is 1–3 weeks from signed proposal to project start, depending on our current schedule and material lead times. For painting-only projects, we can often start within 7–10 days. For larger remodels requiring permit applications or material ordering (tile, flooring, cabinetry), lead times may extend to 3–5 weeks. We'll give you an accurate start date before you sign — not a vague window.

No — the price in your signed proposal is the price you pay. The only exception is if you choose to change the scope of work during the project (adding rooms, upgrading materials, expanding the job). In those cases, we issue a written change order with the additional cost before any additional work begins. We do not manufacture change orders as a revenue strategy.

Timeline depends on square footage, wall conditions, and finish level:

• → Full home repaint (2,000–3,500 sq ft): 4–7 working days
• → Full home with Level-5 skim coat: add 3–5 days for prep
• → New construction (bare drywall): 3–6 days depending on size

Because we perform framing, drywall, and painting in-house, the sequencing is coordinated by one project manager — Jose Perez. When framing is complete, the drywall crew follows immediately. When drywall reaches the correct finish level (inspected under high-lumen raking light), the painting crew steps in. There's no scheduling gap waiting for a separate sub to become available, no miscommunication about readiness, and no passed-over defects because two separate contractors each assumed the other would catch it.

Yes — the majority of our residential projects are in occupied homes. We use zipwall dust containment barriers at active work zone perimeters, protect all floors and furniture in adjacent areas, and perform a thorough cleanup at the end of every workday. We also coordinate our daily work schedule around your family's routine — school drop-off, work-from-home hours, nap schedules. Living in a home during renovation doesn't have to be miserable. We make it comfortable.

Yes. For commercial clients — office buildings, retail spaces, and facilities where occupants need to be operational during business hours — we routinely schedule work for weekends, evenings, and holidays to eliminate business interruption entirely. Yes. HRF Painting & Construction LLC holds an active New Jersey Home Improvement Contractor (HIC) license, number 13VH07742000. You can verify this license directly through the New Jersey Division of Consumer Affairs website. This license authorizes us to perform all home improvement and construction work in New Jersey, including structural framing, additions, and full renovations. It is a legal requirement for any contractor performing this type of work in NJ — if a contractor you're evaluating cannot provide a valid NJ HIC number, walk away.

Yes — we carry full general liability insurance and workers' compensation coverage on every project. A Certificate of Insurance (COI) can be provided to any client, General Contractor, or property owner upon request, typically within 24 hours. For commercial and GC accounts that require additional insured endorsements, we can accommodate those requests as well. Never hire a contractor who refuses to provide proof of insurance — if something goes wrong on an uninsured job, you as the homeowner may be liable.

Yes. For structural work that requires permits — wall removals, load-bearing beam installations, room additions, and certain electrical or plumbing rough-in work — we handle the permit application process as part of the project scope. Work that requires an engineer's stamp (beam sizing, load calculations) is coordinated with a licensed structural engineer. All permitted work receives the required inspections before being closed. We never perform permitted-scope work without permits — it creates legal and insurance liability for the homeowner at resale.

Our end-of-day protocol on every residential project includes:

• → All tools and materials staged within the active work zone, never left in hallways or living areas
• → All debris bagged and removed or staged in a designated disposal area outside the home
• → Dust containment barriers checked and resealed if disturbed
• → Floor protection checked — no paint drips, no tracked dust beyond the work zone
• → All access points (doors, stairways) cleared for normal household use

Drywall and sanding work produce fine dust that migrates throughout a home if not contained. We use zipwall barrier systems — floor-to-ceiling plastic barriers sealed at perimeters — around all active drywall and sanding work zones. For critical skim coat work, we also seal HVAC registers in the active area to prevent dust from entering the duct system. All sanding is done with a vacuum-equipped sander (dustless system) wherever possible, reducing airborne dust by over 90% versus conventional sanding.

Yes. All furniture in a room being painted is either moved to the center and covered with heavy drop cloths, or moved to an adjacent room if space allows. Floors receive rosin paper or canvas drop cloth coverage throughout the painting area. We do not use thin plastic sheeting on floors — it wrinkles and moves underfoot, which is both a slip hazard and an inadequate paint barrier. At project completion, all coverings are removed, furniture is returned to its original position, and the room is swept and spot-cleaned before we leave.

The difference is significant. Brush-and-roller cabinet painting on-site produces visible brush marks, roller texture, and lap lines — especially on flat panel and shaker doors. Our process removes doors and drawer fronts entirely and sprays them in a controlled, dust-free off-site environment using HVLP spray equipment at calibrated pressure. The result is a completely smooth, factory-level surface with zero brush marks. We also use a rock-hard polyurethane topcoat rather than latex paint — it is substantially harder, more chip-resistant, and more chemical-resistant, which matters enormously in a kitchen environment.

The typical cabinet refinishing project — 30–50 doors and drawer fronts — is a 3–5 day process. We remove the doors on Day 1 (usually a 4–6 hour process), take them to our spray facility, apply primer and topcoat coats with proper dry time between, and reinstall on Days 4–5. During the time the doors are off, your cabinet boxes remain in place and your kitchen is functional — you just don't have doors. Most clients find this a minor inconvenience compared to the 4–8 weeks of disruption involved in a full cabinet replacement project.

Yes. We can match any color from any manufacturer's standard palette — Benjamin Moore, Sherwin-Williams, Farrow & Ball, PPG, and others. Our polyurethane topcoat is tinted to the client's chosen color. We can also custom-match to existing color chips if you have a specific shade not listed in a standard palette. Two-tone kitchens (different colors on island vs. perimeter, or upper vs. lower cabinets) are a specialty of ours — it's one of our most popular project configurations.

We work primarily with Benjamin Moore and Sherwin-Williams for interior and exterior painting — specifically their premium product lines (Aura, Regal Select, Emerald, Duration). For clients who specify Farrow & Ball, PPG, or other designer brands, we're happy to accommodate. We do not cut costs by using builder-grade paints — the product quality directly affects the longevity and appearance of the finish, and we stand behind our work. If a client requests a specific product, we'll discuss its characteristics honestly before applying it.

We offer informal color guidance during the project planning phase — Jose can advise on color pairings, trim color strategies, and sheen selections based on your lighting conditions and lifestyle. For clients who want a formal color design consultation with sample testing, we recommend working with a dedicated interior designer or color consultant before finalizing paint selections, then bringing us in to execute. We're happy to coordinate directly with your designer.

Yes — the Southern Shore Corridor is one of our active service regions. We work regularly in Avalon, Stone Harbor, Sea Isle City, Ocean City, Cape May, Long Beach Island communities, Brigantine, and the Atlantic City-area shore towns. Shore properties have specific coating requirements — higher UV exposure, salt air, and humidity cycling demand different product selections and application techniques than inland homes. We've developed specific material specifications for shore projects and have experience coordinating around seasonal occupancy calendars.

Yes. We understand that shore property owners operate on tight seasonal windows — the period between Labor Day and Memorial Day is when most renovation work is feasible. We actively schedule shore work during the off-season and can coordinate access around your rental calendar.
